The Service

## What power flushing does and when it is actually needed
A power flush circulates water at high velocity, with a chemical cleanser, through every radiator and pipe in the system to lift out magnetite sludge, corrosion debris and limescale, then dumps it to waste rather than moving it somewhere else. Done properly, it restores circulation to the whole system, not just the radiator that prompted the call.

It is needed when system water quality has deteriorated: radiators cold at the bottom, black water when you bleed, a system that needs constant bleeding, a pump that has become noisy, a boiler that kettles or short-cycles, and cold spots that appear no matter how much balancing is done.

It is not needed on every system, and we will tell you when it is not. A single cold radiator on an otherwise clean system is a balancing or valve issue, and flushing it would be selling you something you do not need. We check the water and the symptoms first.

Every flush finishes the same way: the system is refilled, dosed with corrosion inhibitor to the correct concentration, and we advise on a magnetic filter so the debris that inevitably forms afterwards is caught rather than circulated.

Radiators cold at the bottomThe classic sludge signature: debris has settled across the base of the panel and blocked the flow path.

Black water when bleedingClear water means a healthy system. Black or brown means magnetite is circulating through your boiler.

A boiler that kettles or cyclesDebris on the heat exchanger makes it run hot in patches, which is where the rumbling noise comes from.

Before a new boiler goes inFitting a new heat exchanger to a dirty system blocks it quickly and can jeopardise the manufacturer warranty.

What Happens If It Waits

## Sludge does not sit still: it works its way through everything
Magnetite forms whenever oxygen reaches steel inside a heating system, and once it exists it circulates. It settles in radiator bottoms, silts up narrow microbore tails, wears out pump bearings and coats the boiler's heat exchanger. Each of those makes the system less efficient, and each makes the next one worse.

The cost shows up on the gas bill long before it shows up as a breakdown. A boiler moving heat through a partially blocked system has to run longer and cycle more often to get the house to temperature. You pay for that every day the system stays dirty.

Then comes the component damage. Pumps fail, diverter valves stick, and heat exchangers block, and a blocked heat exchanger is one of the most expensive single parts on a boiler. Manufacturers know this, which is why warranty claims can be challenged where system water quality has plainly been neglected.

The temptation is to postpone: the house is warm enough, the cold radiator is in the spare room, it can wait until next year. Meanwhile the debris volume grows, more radiators join the list, and what would have been a flush becomes a flush plus a pump plus, eventually, a boiler.

### Common mistakes we get called out to fix

- Fitting a new boiler onto a dirty system

Old sludge migrates straight into the new heat exchanger, which is narrower and more sensitive than the one it replaced.

- Refilling without inhibitor after a drain-down

The chemical protection goes out with the water. Refilling untreated starts corrosion again from day one.

- Assuming a chemical dose alone will clear it

A cleanser helps loosen deposits, but without high-velocity circulation and a proper dump to waste, most of it stays in the system.

- Skipping the magnetic filter

Without one, everything the system generates afterwards goes back around and around until you are in the same position.

- Flushing when the real fault is balancing

A power flush cannot fix a lockshield that has never been set. Diagnosis first, or you pay for the wrong job.

Our Process

## A fixed sequence, every job,so nothing gets guessed at

- 01
### Inspection
Every radiator is checked for heat pattern and the system water is assessed, so we know whether a flush is genuinely the right answer.

- 02
### Diagnosis
Circulation, pump performance and valve operation are tested to separate sludge problems from balancing and valve faults.

- 03
### Fixed quote
Priced by system size before anything starts, free of charge, with any additional recommendations set out separately so you can choose.

- 04
### Flush executed
Flushing unit connected, cleanser circulated at high velocity, each radiator agitated and isolated in turn, debris dumped to waste.

- 05
### Refill, protect & guarantee
System refilled, dosed with inhibitor, purged, balanced and rechecked radiator by radiator, then covered by our one-year guarantee.

What You Actually Get

## The difference between a fixand a job that stays fixed

Radiators hot from top to bottomRemoving the settled debris restores the full heating surface of each panel, so rooms come up to temperature far faster.

Less gas burnt for the same warmthA clean system moves heat efficiently, so the boiler runs shorter cycles and stops fighting the resistance of its own pipework.

Longer life from boiler and pumpClean water is the single biggest factor in whether a boiler reaches its expected lifespan or fails years early.

Warranty protection on new installsCleaning the system before a new boiler goes in is what keeps a future heat exchanger claim from being challenged.

Quieter runningKettling, gurgling and pump noise nearly always subside once the debris causing hot spots and restriction is gone.

Balanced and inhibited afterwardsThe job finishes with the system rebalanced and dosed with corrosion inhibitor: protection for the money you have just spent.

In Detail

## Method, chemicals and system considerations
How a flush is carried out matters as much as whether one is carried out. Here is the detail behind the job across the range of systems found in Buckinghamshire homes.

### How the flush is actually done
A flushing unit is connected into the system, usually at the pump or across a radiator's valve tails, and high-velocity flow is driven through the pipework in alternating directions. Reversing the flow is what dislodges deposits that a normal circulation direction simply passes over.

Radiators are treated one at a time: isolated, agitated where necessary, and flushed individually so the debris in each is lifted and carried away rather than pushed into the next panel along.

Chemical cleanser is circulated first to break down magnetite, scale and any residual flux, followed by a neutraliser and a thorough clean-water flush until the discharge runs clear. The job is finished on a measurement, not a hunch.

### Chemicals, inhibitor and water treatment
The cleanser used depends on the contamination. General sludge and corrosion debris need a different product from heavy limescale, which matters in Buckinghamshire's hard-water area where scale sits alongside magnetite in older systems.

After flushing, corrosion inhibitor is dosed to the concentration appropriate to the system volume. Inhibitor depletes over time and is lost entirely at any drain-down, so it is replaced whenever the system is opened.

Inhibitor levels are worth checking periodically thereafter. A system with strong protection and a filter can go many years without needing anything like this doing again.

### Microbore, older systems and system size
Microbore pipework of 8mm and 10mm is common in 1970s and 80s Wycombe properties and is the most easily blocked. It flushes successfully in most cases, but where a tail has silted solid it may need replacing rather than clearing, and we will tell you if that is what we find.

Very old systems with heavily corroded steel radiators sometimes reveal existing pinholes once the sludge that was plugging them is removed. That is not caused by the flush, but it is an honest risk of it, and we discuss it before starting on a system in that condition.

Pricing follows system size, the number of radiators and the pipework layout, which is why a fixed quote comes after seeing the property rather than over the phone.

### Filters, prevention and alternatives
A magnetic system filter on the return catches circulating magnetite before it reaches the boiler and is emptied at each annual service. On any system without one, it is the cheapest possible insurance for a flush you have just paid for.

Where a system is only lightly contaminated, a chemical clean and a filter may be sufficient and considerably cheaper than a full flush. We will say so: the aim is a system that works, not the largest invoice available.

Where the problem is genuinely balancing, a stuck valve pin or an undersized radiator, that is what gets quoted instead. Diagnosis leads the recommendation on every job.

How much does a power flush cost in High Wycombe?+Pricing depends on the number of radiators and the system layout, which is why the quote comes after a look at the property. Quotes are free and fixed before work starts, so there is no figure that moves on the day.

How long does a power flush take?+Most domestic systems take the best part of a day. Larger properties, heavily contaminated systems and microbore layouts can run longer, and you are told the expectation before booking.

How do I know if I need one?+Radiators cold at the bottom, black water when bleeding, a kettling boiler, repeated bleeding and cold spots that survive balancing are the usual indicators. We check the water and the heat pattern before recommending it.

Will a power flush fix my cold radiator?+If the cause is settled sludge, yes. If it is a stuck valve pin, an unbalanced lockshield or an undersized panel, a flush will not fix it, and we will tell you that rather than selling you one anyway.

Do I need a power flush before a new boiler?+If the existing system water is dirty, yes. Fitting a new heat exchanger to a sludged system is the fastest way to block it, and manufacturers can challenge warranty claims where water quality has been neglected.

How often should a system be flushed?+A well-inhibited system with a magnetic filter, serviced annually, may never need flushing again. Systems without protection typically deteriorate over five to ten years.

Can a power flush damage my system?+On sound systems, no. On very old systems with heavily corroded radiators, removing the sludge can occasionally expose existing pinhole corrosion that the debris was plugging. We assess that risk and discuss it with you before starting.

Will it reduce my heating bills?+A system with restored circulation heats the house faster and lets the boiler cycle less, so it uses less gas for the same comfort. The exact saving depends on how contaminated the system was to begin with.

Is the work guaranteed?+Yes: our one-year workmanship guarantee applies, and we carry £2 million public liability insurance. The system is left inhibited and balanced.

Which areas do you cover?+High Wycombe, Amersham, Chesham, Beaconsfield, Marlow, Aylesbury, Princes Risborough, Gerrards Cross, Maidenhead and the surrounding villages.
