The Service

## What boiler work with JY actually involves
Boiler work covers three separate jobs that often get lumped together: repairing a boiler that has stopped or is behaving badly, servicing one that still works so it keeps working, and replacing a unit that has reached the end of its economic life. We do all three, and we will tell you honestly which one your boiler needs rather than defaulting to the most expensive answer.

A repair visit starts with the fault, not the guesswork. Error codes are read, gas pressure and flow are checked, and the failed component is identified before anything is quoted. Common culprits in Buckinghamshire homes are diverter valves, pressure sensors, expansion vessels that have lost their charge, blocked condensate pipes in cold weather, and pumps that have seized after a summer standing still. Where the part is a stock item, the fix happens on the same visit.

A replacement is treated as a design job, not a swap. The boiler is sized to the property, the radiator load and the hot-water demand; not to whatever unit is quickest to hang on the wall. Undersize it and the house never really warms; oversize it and you pay for capacity you burn gas keeping hot. Every new installation is registered with the manufacturer and with Building Control so your warranty and your paperwork are valid from day one.

Every gas appliance we touch is worked on by a Gas Safe registered engineer, registration 975777, which you are welcome to check on the Gas Safe Register before we start.

Your boiler has locked out or lost pressureError code on the display, no hot water, or a pressure gauge that keeps dropping back to zero however often you top it up.

Heating works, hot water doesn't (or the reverse)Classic diverter valve territory on a combi. It is a repair, not a replacement, and we will say so.

The boiler is old, noisy and costing youRepeated repair bills on a fifteen-year-old unit usually cost more over two winters than replacing it once, properly.

What Happens If It Waits

## A boiler fault rarely stays a boiler fault
Boilers give warning before they fail properly. Pressure that needs topping up every fortnight means water is escaping somewhere: usually a weeping radiator valve, a pinhole in buried pipework, or a failed expansion vessel. Left alone through a winter, that slow loss can corrode the heat exchanger, the most expensive single component in the appliance, and turn a modest repair into a replacement conversation.

Kettling, that rumbling boil sound, is limescale and magnetite sludge cooking onto the heat exchanger surface. Every week it continues, the exchanger runs hotter than designed, cycles more often, burns more gas and edges closer to cracking. The same sludge is what stops radiators heating at the bottom, so the symptoms spread through the whole system.

Then there is the timing problem. Boilers fail on the coldest night of the year because that is when they are working hardest. A December breakdown with no heat and no hot water in the house is a genuinely miserable few days if it has to wait for parts. Fixing the small warning signs in October costs a fraction of the price and none of the disruption.

There is also the safety side, which is not negotiable. A boiler burning incorrectly can produce carbon monoxide, and a gas appliance worked on by someone who is not Gas Safe registered is both dangerous and illegal.

### Common mistakes we get called out to fix

- Topping up pressure again and again

Repressurising a system that keeps dropping just hides a leak and introduces fresh oxygenated water, which accelerates corrosion inside every radiator.

- Letting the service lapse to save money

Most manufacturer warranties require an annual service with documented evidence. Miss it and a £900 heat exchanger claim can be refused.

- Buying a boiler by price alone

The wrong output for the property means short cycling, cold rooms and higher bills for the entire life of the appliance.

- Fitting a new boiler to a dirty system

Old sludge pumped into a new heat exchanger blocks it within months and voids most warranties. The system needs flushing and a filter fitting first.

- Ignoring a yellow or lazy flame

Correct combustion burns crisp and blue. Anything else needs a Gas Safe registered engineer looking at it that day, not next month.

Our Process

## A fixed sequence, every job,so nothing gets guessed at

- 01
### Inspection
We look at the appliance, the system pressure, the flue and the controls, and listen to exactly what you have noticed and when it started.

- 02
### Diagnosis
Error codes read, gas and water pressures tested, components checked individually. You get told the actual fault and the options in plain terms.

- 03
### Fixed quote
The repair or replacement is priced before any work begins. Quotes are free, and nothing goes ahead until you have said yes to the figure.

- 04
### Work carried out
Repair completed or the new boiler installed by a Gas Safe registered engineer, with dust sheets down and the site left as we found it.

- 05
### Test & guarantee
Combustion analysed, controls demonstrated, paperwork issued, warranty registered, and everything covered by the one-year workmanship guarantee.

What You Actually Get

## The difference between a fixand a job that stays fixed

Same-visit repairs where parts allowCommon failure components are carried on the van, so most faults are diagnosed and fixed on the first visit rather than booked in twice.

The engineer who quotes does the workJY is Josh and his dad on the tools. No sales rep, no subcontractor turning up on the day with a different plan and a different price.

Up to 12 years of warranty coverNew installations are registered with the manufacturer for warranty terms of up to twelve years, depending on the boiler chosen and the manufacturer's own conditions.

Lower running cost from correct sizingA boiler matched to the property's heat loss and hot-water demand modulates properly instead of firing and stopping all day.

Fixed pricing, no invoice surprisesMost jobs are quoted at a fixed price. Where that is not possible up front, a £100 call-out fee applies and you are told before we attend.

Cover at 3am, not just office hoursEmergency boiler failures are answered around the clock, first time, by the engineer rather than an answering service.

In Detail

## Boiler types, parts and installation detail
Not every boiler problem has the same answer, and the right recommendation depends on your appliance type, your system and the property itself. Here is how we approach each of the main scenarios we are called to across High Wycombe, Amersham, Marlow and the surrounding towns.

### Combi, system and conventional boilers
Combi boilers heat water on demand with no cylinder, which suits flats and smaller houses with one bathroom. They are the most common unit we repair, and their most frequent faults are diverter valves, plate heat exchangers furred with scale, and low-pressure lockouts.

System boilers work with an unvented or vented cylinder and suit family homes where two showers might run at once. Repairs here often involve the pump, the three-port valve, the cylinder thermostat or the expansion vessel rather than the boiler itself, which is why a proper diagnosis matters before parts get ordered.

Conventional (heat-only) boilers with a loft feed tank still exist across older Wycombe housing stock. They are perfectly serviceable, and where a household wants to keep good mains-independent stored hot water we will say so rather than pushing a combi conversion that does not suit the property.

### The parts that actually fail
Diverter valves, expansion vessels, pressure relief valves, pressure sensors, fans, printed circuit boards, gas valves, pumps, plate heat exchangers and condensate traps make up the vast majority of breakdowns. Each has its own symptom pattern, and each has a sensible ceiling on what it is worth spending relative to the age of the appliance.

We will tell you when a repair is not the sensible money. A £600 gas valve on a sixteen-year-old boiler with a corroded case is money spent on borrowed time; the same £600 toward a new appliance with a long manufacturer warranty is a different proposition. You get the numbers and the reasoning, then you decide.

### What a proper installation includes
A boiler replacement is more than the appliance. Gas supply pipework is checked and upgraded if it cannot carry the required volume, the system is chemically cleaned or power flushed so old debris does not reach the new heat exchanger, and a magnetic system filter is fitted to catch what circulates afterwards.

Flue routing is set to manufacturer clearances, condensate is run to a safe termination with frost protection, and controls are configured for the way the household actually lives. Installations are notified to Building Control and registered with the manufacturer, and you are shown how everything works before we leave.

We are currently working toward Vaillant Approved Installer status, which reflects how we specify and install rather than changing anything you pay.

### Servicing, landlords and older properties
An annual service keeps warranty cover valid and catches the small faults before they become December breakdowns. Combustion is analysed, seals and the condensate route are checked, the burner and condensate trap are cleaned, and the pressures are verified against manufacturer figures.

Landlords and letting agents need gas work carried out and documented by a Gas Safe registered engineer, which is exactly how we operate. Domestic and small commercial premises are both covered.

Older Buckinghamshire properties bring their own quirks: microbore pipework that silts up, radiators added over decades with no rebalancing, and boilers sized for how the house was in 1998 rather than after an extension. Those are the details that get looked at during a replacement quote, because they decide whether the new boiler performs or just repeats the old problems.

Questions

## Straight answersbefore you book
Anything not covered here, ring 07833 203288 and ask. You will speak to the engineer who would be doing the work, and a straight answer costs nothing.

How much does a boiler repair cost in High Wycombe?+Quotes are free and most repairs are priced at a fixed figure before any work starts, so the number you agree is the number you pay. Where a job cannot be fixed-quoted up front, a £100 call-out fee applies and you are told about it before we attend. Ring 07833 203288 with the symptoms and we will give you a realistic idea straight away.

Can you fix my boiler on the first visit?+In most cases, yes. Common failure parts are carried on the van, so a diverter valve, pressure sensor, pump or condensate blockage is usually diagnosed and repaired on the first visit. If a part has to be ordered we will tell you the timescale honestly rather than leaving you guessing.

How long does a new boiler installation take?+A straight swap in the same location is typically a one-day job. Moving the boiler to a different wall, converting from a conventional system to a combi, or upgrading gas pipework usually runs to two days. Your quote states the expected duration before you commit.

What warranty comes with a new boiler?+New boiler installations carry up to a 12-year manufacturer warranty, with the exact length depending on the boiler you choose and the manufacturer's own terms. On top of that, our own one-year workmanship guarantee covers the installation itself.

How long should a boiler last?+A well-installed, annually serviced boiler on a clean system generally gives twelve to fifteen years of reliable service. Boilers on sludged systems, or ones that have never been serviced, routinely fail years earlier, which is why we flush and filter as part of a replacement.

Do you cover boiler breakdowns out of hours?+Yes. Emergency cover runs 24 hours a day, seven days a week, and the phone is answered first time by the engineer rather than a call centre taking a message for the morning.

Is it worth repairing an old boiler or should I replace it?+It depends on the part, the age and the condition of the appliance. We give you the repair price, the honest expectation of what else is likely to fail, and the replacement cost, then let you decide. We do not condemn working boilers to sell installations.

Are you Gas Safe registered?+Yes: JY Plumbing & Heating Ltd holds Gas Safe registration 975777, which you can verify on the Gas Safe Register, and we carry £2 million public liability insurance on every job.

Which areas do you cover for boiler work?+High Wycombe is home base, and we work across Amersham, Chesham, Beaconsfield, Marlow, Aylesbury, Princes Risborough, Gerrards Cross and Maidenhead daily. If you are nearby but not on that list, ring and ask.

How can I pay?+Credit card, debit card and cash are all accepted. On larger jobs such as a full boiler installation, a deposit is taken before work begins and the balance is due on completion.
